Home › Beaumont

Short answer: Beaumont is a city of more than 26,000 people just south of Edmonton, one of Alberta's fastest-growing cities and one of its four officially bilingual municipalities. For family homes it's two markets at once. Resale homes sell faster (about 3.8 months of inventory, a seller's market), while new construction has more choice (about 7.0 months, a buyer's market). The right neighbourhood depends on your budget, your commute, the school you want, and how much room you want to negotiate.

Beaumont began as a French farming community, and you still see it in the street names and school names. Most of the city has been built since 2000, so even the "resale" homes here are fairly new. I've worked in new construction for more than 25 years, on the trades side and the sales side, so on this page I compare Beaumont the way I'd walk it with you: what homes cost, what's being built, which schools and parks are close, and what I look at in the homes themselves.

How to choose where to buy in Beaumont

Three questions narrow it down.

1. New or resale?

Resale family homes sold in a median of 41 days. New construction has more choice and more room to negotiate on upgrades, closing costs or quick-possession homes. Your answer points you to different parts of the city.

2. What does daily life need?

Pick the school, the park and the route first. Dansereau Meadows has a K–9 school on site and trails around two ponds, Coloniale Estates wraps around the golf course, and the newest homes are in Élan, Triomphe Estates and Ruisseau.

3. What's the all-in budget?

Add GST on a new home, lot premiums, upgrades, fencing and landscaping, plus property taxes. In an older home, I look at what's actually been updated versus what's only cosmetic.
